I had a great experience with this company. Knox realty was easy and they always kept up on maintenance. If anything broke they had someone out to fix it right away. Lori was always sweet and so was the other lady judy. I was Always happy to drop off my rent check and say hi. They even found me a nice young lady to help me clean my home before we moved out because I was too busy with work. It was affordable and she did a great job. My credit score wasn’t perfect but not bad either. ❤️🤍💙

The property managers here are very courteous and helpful. They were responsive and processed our application quickly. They even stayed late to help us one night to finish signing our lease. We had another company in the area that wouldn't even return our phone calls. Start here if you are looking for a place to rent. Edit: 02/21/18 I'm confused by the poor reviews. I had been unemployed for 2 months and just got a job in Redding weeks before they rented to me with a much lower than 700 credit score. I would talk to them before trusting some of these reviews.

I've had dealings with them in the past and it wasn't great. The staff was rude and if you have anything short of 700 credit, forget it. I've never thought twice about this company until the made the front page of the newspaper. Today, they evicted a military veteran and his disabled wife after the Mayor of Redding and several communities members jumped through their hoops to keep them in the home they have been in for 11 years. Instead, because they could get more money for the property in the current rent climate, they moved forward with the eviction. Well, I don't know about anyone else, but that's not a company I want to do business with.

For a property management company, this company is average. They are speedy in getting vital repairs completed and using the after hours phone number to report issues is very convenient and they take care of your problem quickly. Their general handyman, Roland, is efficient but gets the repair done the right way. The painting company they used for our rental was shoddy. They removed boards to gain access to the backyards of all the units and then put them back up unevenly so that the top edge had a jagged look. They took down certain things and did not put them back up, and they left tools laying around in front of our and other tenant's units. This reflects badly on the property management company because they should be careful to only pick contractors whose quality of work can be ensured. The property management company itself is nonchalant about parts of the upkeep of their units. They are careful to keep the outside looking presentable but often do not maintain the interior of the units and repair damage from previous tenants. They are also slow to update old, low quality appliances. As long as everything still functions, they are not likely to make repairs. This was very evident in the condition of the drywall, moulding, etc. The previous tenant in our unit had allowed their pets to urinate on all the upstairs carpet. It needed a serious deodorizing but we had to pay for that service ourselves. Despite the fact that we had the carpet deodorized, there was still a urine odor when the house was closed up for a while. The carpet should have been replaced but the property management company shrugged it off. We were disappointed by the way the company handled the rush move we had to do as a result of a work transfer. They required 30 days notice, which we understood, so when we had to vacate the property before those 30 days were up, we agreed to have the remaining rent removed from our security deposit. For whatever reason, they charged us a late fee for the 14 days rent due that month, despite the fact that the funds for the rent were always in their account! This was a irritating end to our experience with them, and did not feel deserved, as we had taken immaculate care of the unit and had even hauled out the old animal feces filled gravel in the backyard and hauled in fresh gravel, as well as replacing the bark in the front planter of our unit. All in all, there are pluses and minuses to this company. I would recommend them to someone who doesn't mind taking care of cosmetic repairs yourself (if you're trained in that) and who will just expect a roof over your head and older furnishings and appliances.

Don't even bother applying with them if your credit isn't perfect (home buyer perfect) and you haven't been employed for 3+ years and have at least 15 years of rental history. They do not give back your application fee if you are denied. Plus they never call back.
