I'd give zero stars if I could. I am a first time buyer and honestly before this process I had no idea what all the moving parts were, and I'm slowly learning. I found my realtor, who worked for Canum Realty, through Zillow which led me to working with the Canum team. So Canum Realty provided me with both a loan officer and a realtor. We got started on acquiring a down payment funds with them which were to come from an equity loan on my MIL's outrightly owned house. The loan officer had MIL get started on a loan application for that. So at least one person at Canum Realty knew that I did NOT have funds for a down payment *yet* as they were literally the ones guiding me through that process of getting funds, and they told me it was perfectly fine to move forward with making an offer. We made an offer on a house and were in contract on a house in September, 2022. We were also assured by Canum Realty that the equity loan on MIL's house would go through in time for the seller's desired close date, originally September 22ish (can't remember exact date, but it was definitely that week).  Because the equity loan still hadn't finished processing, we pushed the close date back a week.  Then another week.  In the third week of September, we were told by the Canum team that we'd be able to close on October 7.  Throughout this process, Canum advised us to show proof of other funds which were not to be used, in lieu of proof of the funds that were not yet available, to keep the sellers satisfied. I'm guessing the selling realtor smelled that something was off before I did because eventually the sellers, no fault to them, lost all faith in us and served us a notice to perform.  We felt we had no choice, and we cancelled the contract. I acknowledge Canum Realty is not responsible for how long it would take the loan to process. But they DID help me facilitate my contract when they knew full well that I did not have the funds. They are responsible for the lack of transparency in communication with the seller. And because of this, we went through a very difficult heart break since we lost out on a house we really liked. Can you say that we should have been more prepared to buy a house?  Absolutely.  This was a learning experience for us.  But no matter which way you spin it, the team at Canum gave us absolutely garbage guidance, which put us in an incredibly difficult spot.  This was an incredibly unethical way for them to do business. If they had just done their job properly, I wouldn't be here writing this review, and I wouldn't be warning every buyer I meet about the complete shitshow that is Canum International Realty.
